Why these three

From January 4, 2027, a conventional loan in an LA condo building of 11 or more units needs the HOA to budget at least 15% of assessment income to reserves, or fund its reserve study’s top recommendation. Since August 3, 2026, every one of those buildings gets a Full Review. Most buyers and sellers find out what that means in escrow. These tools show you first.

The Reserve Test reads the budget line. The Lendability Checker covers the other project tests and the documents behind them. The Carrying Cost calculator turns dues, assessments and insurance into a monthly number.

All three run in your browser and don’t save what you type. They’re general information as of October 27, 2026, not lending advice, and a lender’s review decides whether a loan in a specific building works.

Rather have us check the building?

Send us the building and your loan type. We’ll look at the review path, the reserve line and the SB 326 status, and tell you what we find. Or call (310) 881-8759.
