1. Information we collect
We collect the following categories of information:
Information you provide
When you submit a contact form, request a home valuation, ask to save a building or set up notifications, sign in or create an account, or otherwise reach out, we may collect your name, email address, phone number, the building or neighborhood you're interested in, your search preferences, and the contents of your message.
Information collected automatically
When you visit, we and our analytics providers may automatically collect technical and usage information such as your IP address, approximate location derived from it, device and browser type, operating system, referring and exit pages, the pages and listings you view, and the dates and times of your visits. This is collected through cookies and similar technologies (see Section 4).
Information from third parties
We may receive information from multiple listing services and listing data providers (for the property information shown on this site), from service providers that help us operate the site and communicate with you, and, where you choose to sign in using a third-party login, the basic profile information that service shares with us. We may also receive information from publicly available sources.
2. How we collect it
We collect information directly from you (through forms and messages), automatically (through cookies, analytics, and server logs), and from the third-party sources described above. You are not required to provide personal information to browse the site, but some features — such as contacting us or saving favorites — require it.
3. How we use your information
We use the information we collect to:
- respond to your inquiries and connect you with the right condo listings and buildings;
- send you the listings, alerts, market updates, and follow-up communications you request;
- operate, maintain, personalize, and improve the website and our services;
- understand how visitors use the site through analytics;
- protect against fraud, secure the site, and enforce our Terms of Use;
- comply with applicable laws and real estate brokerage obligations; and
- send marketing communications where permitted, from which you can opt out at any time.
We do not sell your personal information for money.
4. Cookies & tracking technologies
This site uses cookies and similar technologies (such as pixels and local storage) to remember your preferences, keep the site working, and measure performance. We group them into essential cookies (required for the site to function) and analytics cookies (which help us understand usage).
When you first visit, a consent banner lets you accept or decline non-essential cookies. Analytics tags are configured to load only after you accept. You can change your choice at any time by clearing cookies or using your browser controls, and you can set your browser to refuse cookies — though some features may not work as intended. We honor recognized Global Privacy Control (GPC) browser signals where required by law.
5. Analytics & advertising
We use Google Analytics to understand how visitors find and use the site. Google may process this data as described in its own privacy policy; you can opt out using the Google Analytics opt-out. If we run interest-based advertising in the future (for example, through Google or Meta), those partners may use cookies or identifiers to show you relevant ads. You can manage interest-based advertising through the Digital Advertising Alliance and the Network Advertising Initiative.
6. Listing (MLS/IDX) data
Property listings on this site are provided under license from one or more multiple listing services (such as CRMLS) through an Internet Data Exchange (IDX) feed. This data is deemed reliable but not guaranteed and is provided for consumers' personal, non-commercial use to identify prospective properties. Listing information may be subject to prior sale, change, or withdrawal, and displayed figures should be independently verified. Listing broker attribution is shown where required.
7. How we share information
We share personal information only as needed to run our business and serve you:
- Service providers that host the site, deliver our forms and email, provide analytics, or support our customer relationship management, under obligations to protect your data;
- Our brokerage and affiliated real estate professionals, so we can respond to your request and provide services;
- Legal and safety recipients, when required by law, subpoena, or to protect rights, property, or safety; and
- A successor in the event of a merger, acquisition, or sale of assets.
We do not sell your personal information for money. Certain uses of cookies for cross-context behavioral advertising may be considered "sharing" or "selling" under some state laws; where that applies, you may opt out as described in Sections 10 and 15.
8. Accounts & saved favorites
This site offers the ability to create an account and save buildings to your favorites. When account features are enabled, we store the information you use to register (such as your name, email address, or the identifier from a third-party login) and the buildings you save, so we can keep your list available to you across visits and devices. You may request deletion of your account and saved data at any time using the contact details below.
9. Text messaging (SMS)
If you provide your mobile number and agree to be contacted, we may text you about your inquiry, listings, showings, or reminders. Message and data rates may apply, and message frequency varies. You can opt out at any time by replying STOP, or reply HELP for help. Carriers are not liable for delayed or undelivered messages. We do not share mobile opt-in information with third parties for their own marketing.
10. Your choices & opt-outs
- Email: unsubscribe using the link in any marketing email, or contact us to be removed.
- Text messages: reply STOP to opt out.
- Cookies & analytics: decline non-essential cookies on the banner, adjust your browser settings, or use the opt-outs in Section 5.
- Global Privacy Control: we honor recognized GPC signals where required.
- Access, correction & deletion: contact us to review, update, or delete your personal information.
11. Data retention
We keep personal information for as long as needed to provide our services, maintain our relationship with you, and satisfy legal, tax, or recordkeeping obligations — after which we delete or de-identify it. Inquiry and customer-relationship records are generally retained while our relationship is active and for a reasonable period afterward.
12. Data security
We use reasonable technical and organizational measures designed to protect personal information. However, no method of transmission over the Internet or method of electronic storage is completely secure, and we cannot guarantee absolute security.
13. Third-party links
This site may link to or embed third-party websites and services that we do not control. Their privacy practices are governed by their own policies, and we are not responsible for their content or practices. We encourage you to review the policies of any third-party site you visit.
14. Children's privacy
This website is intended for adults and is not directed to children under 18. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, please contact us and we will delete it.
15. California privacy rights (CCPA/CPRA)
If you are a California resident, you have specific rights regarding your personal information. In the past 12 months we may have collected the following categories: identifiers (such as name, email, phone, IP address); customer records; internet and network activity (such as pages viewed); geolocation inferred from IP; and inferences drawn from the above. We collect this for the business purposes described in Section 3.
Subject to legal limits, you have the right to:
- Know and access the personal information we have collected about you;
- Delete personal information we have collected;
- Correct inaccurate personal information;
- Opt out of any "sale" or "sharing" of personal information for cross-context behavioral advertising; and
- Not be discriminated against for exercising these rights.
To exercise these rights, contact us using the details in Section 18. We will verify your request and respond within the timeframes required by law (generally within 45 days, extendable to 90). You may use an authorized agent to submit a request on your behalf with proper authorization. We do not respond to "Do Not Track" signals, but we honor recognized Global Privacy Control signals where required.
16. Other U.S. state rights
Residents of other states with comprehensive privacy laws may have similar rights to access, correct, delete, and opt out of certain processing of their personal information. You may exercise any such rights by contacting us as described below, and we will honor them as required by applicable law.
17. Changes to this policy
We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date above and post the new version on this page. Material changes may be communicated through the website. Your continued use of the site after an update means you accept the revised policy.
