Why time on market is leverage
When a condo lingers, the story is usually the same: it was priced ahead of the market, the seller has grown tired of showings, and a price reduction has either happened or is coming. A buyer who understands the building, the HOA, and the comparable sales can approach that seller from a position of strength, and often on terms a fresh listing would never entertain.
That is the entire premise here. Not every aged listing is a deal, some sit for real reasons. But the ones that are mispriced rather than flawed are where the value is, and knowing which is which is exactly what a good agent is for.
