Jumbo and non-QM condo loans in Los Angeles: how they work in 2027
Part of our guide to every LA condo rule change, 2026 to 2027.
Jumbo and non-QM condo loans are how most financed LA condo purchases happen once a buyer is above the conforming limit or in a building that fails Fannie Mae and Freddie Mac's project rules. They follow each lender's own rules, not the agencies'. That gives them room to say yes where a conventional loan can't, at a price: usually more down and a higher rate.
This page covers when you need one, how these lenders look at a condo building, the terms reported in 2026, and the questions to bring to any lender. For the rules they're an alternative to, see warrantable vs non-warrantable condos.
When you need a jumbo or non-QM loan
Two separate triggers, and a purchase can hit both:
- Loan size. The 2026 conforming limit in LA County is $1,249,125 (FHFA). A loan above that is a jumbo. With 20% down, that means purchases above about $1.56 million.
- The building. If the building fails a Fannie or Freddie project review, a conventional loan isn't available there at any size. The buyer needs a jumbo or portfolio lender that accepts the issue, a non-QM loan, or cash.
For scale, about 14% of LA metro purchases in June 2026 used a jumbo loan and about 19% were all cash, according to Redfin (all property types; no public source splits condos or tracks non-QM).
Jumbo loans and condo buildings
Jumbo loans aren't sold to Fannie or Freddie, so the agency project rules don't bind them by law. In practice, many jumbo programs run their own full project review and borrow Fannie-style standards for reserves, litigation, insurance and delinquency. Some jumbo and portfolio lenders will accept a building with a specific issue that would fail a conventional review.
The open question for 2027 is whether each jumbo investor adopts the 15% reserve line that conventional loans use from January 4. That's each investor's decision, and the answer can differ between two lenders on the same building. Ask the lender, every time, before you write the offer. Our reserve requirements page explains the test.
Non-QM and portfolio loans
Portfolio loans are held by the bank or credit union that makes them, so the lender sets its own building rules. Non-QM loans sit outside the federal Qualified Mortgage rules and are built for situations agency loans don't fit: non-warrantable buildings, self-employed borrowers using bank statements, investors, and larger loans.
For condos, these programs commonly accept issues that fail a conventional review: higher commercial space, higher delinquency, lower reserves, a single owner holding many units. Serious structural problems and active litigation about safety still limit most lenders, so they don't solve every building.
Reported 2026 terms for non-warrantable condos
These are published programs and reported ranges, not offers. Terms move often and depend on the borrower.
| Term | What's been reported in 2026 |
|---|---|
| Down payment | Most commonly 20% to 25%; range about 10% to 30%. |
| Rate | Roughly 0.5 to 2 points above conforming rates. |
| Largest example | UWM, September 2026: up to 90% loan-to-value on some products, FICO 680+, debt-to-income up to 45%, full project review still required. |
| Building issues accepted (UWM example) | Commercial space up to 50%; up to 25% of owners 60+ days delinquent; a reserve study required only when reserves are below 3% of the budget. |
| Borrower reserves (UWM example) | 6 months of payments for a primary home, 12 months for a second home or investment. |
| Other published programs | Maximum loan-to-value from 75% to 85%, with loan sizes up to $3 million to $5 million. |
Florida went through tighter condo rules first, and brokers there reported growing non-QM demand as buildings lost conventional financing (MPA Magazine). California lenders are adding products for the same gap.
When both triggers hit at once
A purchase above about $1.56 million with 20% down needs a jumbo loan anyway. If the building also fails a Fannie-style review, the buyer needs a jumbo or portfolio lender whose own rules accept that building's issue, or a non-QM program sized for the loan. Fewer lenders sit in that overlap, so the review starts earlier and the documents matter more.
What helps in that case is a complete package on day one: the 2027 budget with the reserve line, the reserve study and its date, the master insurance declarations, the SB 326 report, 12 months of minutes, and any litigation or assessment notices. A lender who sees all of it at once can say yes, no, or "yes with these conditions" in days instead of weeks. Our SB 326 page and retrofit page cover two of the issues lenders ask about most in older LA buildings.
What the rate difference costs
The 30-year fixed conforming rate averaged 7.32% on October 22, 2026 (Freddie Mac PMMS), up from 6.19% a year earlier. An illustration of what a higher rate means on a $1,000,000 loan, principal and interest only:
| Rate | Monthly principal and interest | Difference |
|---|---|---|
| 7.32% | about $6,870 | baseline |
| 7.82% (0.5 higher) | about $7,210 | about $340 a month |
| 8.32% (1 higher) | about $7,560 | about $690 a month |
| 9.32% (2 higher) | about $8,280 | about $1,410 a month |
HOA dues count in debt-to-income for every loan type, so a building with high dues and a higher rate narrows what a buyer qualifies for from two directions. Our carrying cost calculator puts payment, dues and insurance together.
Questions to ask any lender
- Does your jumbo program adopt the 15% reserve line from January 4, 2027, or use its own test?
- Which building issues will your jumbo or portfolio programs accept: low reserves, commercial space, litigation, single-entity ownership, delinquency?
- How do you treat an open SB 326 repair or an open LA retrofit order?
- What are your current condo terms: maximum loan-to-value, rate spread over conforming, minimum credit score, borrower reserves?
- How long does your project review take in LA right now, and what does the borrower pay for it?
- What do you need from the association, and how early can you start?
Ask before you write the offer if you can, and keep your loan contingency until the lender has approved the project. Our buyer checklist lists the association documents to have ready, and the lendability checker shows which review path a building falls under.
The resale side
A building that only works with jumbo, non-QM or cash buyers has a smaller pool of buyers. That doesn't make it a poor purchase. It means pricing, time on market and the eventual sale depend on whether the building's issue gets fixed. A budget below the reserve line can be fixed with a vote. A structural repair takes money and years.
Sellers in those buildings can price for the buyers who can close: our seller checklist and sell your condo page cover the preparation. For the high end of the market, our luxury condo and penthouse guides cover many of the buildings at the top of the LA market, and building pages such as The Ritz-Carlton Residences (224 residences) show unit count and year built. None of that says how a lender will see a building. The 2027 condo loan rules page lays out every rule by loan type.
Common questions
What is a non-QM condo loan?
A non-QM loan sits outside the federal Qualified Mortgage rules and isn't sold to Fannie Mae or Freddie Mac, so the lender sets its own rules for the borrower and the building. For condos, these loans are often used in non-warrantable buildings. Reported 2026 terms run about 20% to 25% down and roughly 0.5 to 2 points above conforming rates.
Do jumbo loans follow Fannie Mae condo rules?
Not by law, because jumbo loans above the $1,249,125 LA County limit are not sold to Fannie Mae or Freddie Mac. Many jumbo programs run their own full project review using similar standards, and each investor decides whether to adopt the 15% reserve line from January 4, 2027. Ask each lender for its condo project rules.
How much down do I need for a non-warrantable condo in California?
Reported 2026 programs most commonly ask for 20% to 25% down, with a range of about 10% to 30%. One large lender announced up to 90% loan-to-value on some non-warrantable condo products in September 2026. Terms depend on the borrower, the building and the loan size, and they change often, so get current terms from a lender.
Can I get a loan in a building with a lawsuit or structural problems?
Sometimes, but it is the hardest case. Non-QM and portfolio lenders accept many issues that fail conventional review, such as higher commercial space or lower reserves, but serious structural problems and litigation about safety or habitability limit most lenders. Cash may be the only option until the issue is resolved and documented.
