Financing

Can you finance a condo at The Mediterranean?

The Mediterranean has 14 residences, so a conventional loan here requires a Full Review of the HOA's finances, the standard for every building over 10 units since August 3, 2026. From January 4, 2027, that review tests whether the budget puts at least 15% of dues into reserves, or funds the reserve study's top recommendation. The test reads the reserve line in the budget, and it's the loan application date that decides which rule applies.

For a 1963 building with 14 residences, ask about the SB 326 balcony inspection early. If The Mediterranean is subject to it, the most recent report has been part of the resale package since January 1, 2026, and an unaddressed problem in it may affect conventional lending. SB 326, explained.

Which loan you use changes the rules. Conventional loans run to $1,249,125 in LA County in 2026, jumbo lenders above that apply their own condo rules, and non-QM loans typically mean more down and a higher rate.

Tell us which residence you're weighing. Tyler or Michael will follow up personally with what to request from the HOA and what we find in it.
