401 Ocean is a boutique condominium project built around the historic Wyse/Morris residence, an early-1900s landmark home on the Santa Monica bluffs overlooking the ocean. Developer TMC, in partnership with Tabit Ventures, carried out a preservation-focused rehabilitation of the original house in coordination with the city's Landmarks Commission while adding a new four-story structure at the rear of the site. Together the historic residence and new construction hold just five ocean-view condominium residences, with a shared rooftop deck and easy access to the Santa Monica Pier and Palisades bluffs.
