Can I Get a Loan Here? The LA Condo Building Check
Tell us the building and what you’re trying to do. Since August 3, 2026, a conventional loan in any LA condo building over 10 units means a full financial review of the HOA, and from January 4, 2027 its budget has to clear a 15% reserve line. We’ll show you what we know about the building and what to ask for next.
Right away
The unit count we have on file and the conventional review path it points to, the balcony law and retrofit questions that apply, and the documents to ask the HOA for. From public records and our building file, dated.
From Tyler or Michael
A personal follow-up: what to request from the HOA, what we find in it once it arrives, and which loan types are worth asking a lender about. We don’t promise a turnaround time; the HOA’s documents usually set the pace.
Request a building check
We’ll follow up personally. Only a lender’s review decides whether a specific loan works in a specific building.
Thank you. Tyler or Michael will follow up personally. If it’s time-sensitive, call or text (310) 881-8759. While you wait: the buyer checklist, the seller checklist and the board brief.

General information only, not lending, legal, tax or insurance advice. Rules are as of October 27, 2026 from Fannie Mae (Selling Guide, August 5, 2026; Lender Letter LL-2026-03), Freddie Mac (Bulletin 2026-C), FHFA, the California Civil Code and the City of Los Angeles. Lenders apply their own overlays, and only a lender’s review decides whether a specific loan works in a specific building. We never label a building warrantable or non-warrantable.
Frequently asked questions
Can you tell me whether a building is warrantable?
No, and nobody but a lender can. Warrantability is decided loan by loan at the lender’s project review, from the HOA’s current budget, insurance, litigation, repairs and ownership. We tell you what we know about the building, what to ask for, and what it may mean for each loan type.
How quickly will I hear back?
Tyler or Michael follows up personally. We don’t promise a turnaround time, because the HOA’s documents usually set the pace. The HOA has 10 days to deliver the resale package after an owner’s written request.
Does the building check cost anything?
No. It’s a conversation about a building, with no obligation.
My price is under $800,000. Can I still send a building?
Yes. Send it, and we’ll tell you what we know about the building.
